Every project begins with a conversation. We take the time to understand your lifestyle, needs, budget, and aspirations. We visit the site, assess its potential, and consider local council planning controls to establish a strong foundation for your brief.
+ Feasibility Study
We can help assess your project early with a site and planning review. This includes reviewing planning controls and constraints, identifying key opportunities, preparing spatial and functional diagrams.
+ Concept Design
Your ideas start to take form. We develop early design concepts that explore layout, spatial flow, natural light, materials and how your home sits in its surroundings. We present these with 2D and 3D sketches to help you visualise your future space.
+ Design Development
Together, we evolve the concept into a fully developed design. This includes floor plans, elevations and interior layouts, along with material palettes. We begin coordinating with consultants such as structural engineers or landscape designers. After reviewing the design with you, we provide an updated Cost of Works estimate. If town planning is required, we prepare to submit the application.
+ Town Planning
Where planning approval is needed, we prepare and lodge the application on your behalf. We manage the process from start to finish, providing drawings, documentation, and ongoing communication with council to support a smooth approval.
+ Town Planning Negotiation
We liaise with the appropriate authorities, neighbouring property owners, and other relevant stakeholders to secure town planning approval. Where necessary, we also prepare and submit supplementary drawings and documentation.
+ Documentation for Construction
With approvals in place, we prepare detailed construction drawings and specifications that form the technical foundation of your project. These documents guide the builder, help with accurate pricing, and ensure quality delivery.
+ Choosing a Builder
We help you select the right builder through a competitive tender or negotiated process. We issue documents, assess quotes, and guide you in choosing a builder who aligns with your values, timeline, and budget.
+ Construction & Site Services
We stay closely involved during construction. With regular site visits, we monitor progress, respond to queries, and administer the building contract to ensure your design is built with care and accuracy.
+ Handover & Beyond
As the project wraps up, we carry out a detailed inspection and ensure any remaining issues are addressed. After you’ve moved in, we’re still here ready to support you with advice, adjustments, or future needs.
